One listing can carry a month of content. You don't need new shoots, just the photos you already have, cut differently for each stage of the sale: Just Listed, Open House, Price Drop, Under Contract and Sold.

Below are 20 real estate reels ideas, four per stage. Each has a 3-second hook, a sample caption and hashtags, and every one uses only existing listing photos. No filming, no on-camera talking.

A carousel works for people who already follow you. A reel can reach people who don't. Instagram says Reels up to 3 minutes long can be recommended to people who don't follow you, in the Reels tab and Explore. For a listing, that's the point: you want buyers you haven't met yet.

Carousels still have a job: they let a buyer who's already interested see every room. Use both. Lead with a reel to get attention, then send people to the full gallery or a share page.

For the photo-to-video workflow itself, see how to turn listing photos into a listing video.

How to use these ideas

  • Pick 6–9 of your strongest photos. Lead with the hero shot, then show the flow: exterior, living, kitchen, primary bedroom, a standout feature. Outlist recommends 6–9 bright, high-resolution photos with no duplicate angles or text overlays.
  • Put the hook on screen in the first 3 seconds. Many people watch with the sound off, so the words need to be on the video.
  • Keep text inside the safe zone (see the cheat sheet below).
  • Swap in your details. Words in [brackets] are placeholders. Don't post numbers or features you can't back up, and follow your brokerage's and MLS's advertising rules.

Hashtags are starter sets. Replace [City] with your market and keep 3–5 tags that fit.

Just Listed reels (ideas 1–4)

1. The hero-shot reveal

  • Hook (0–3s): "Just listed in [Neighborhood]. Wait for the kitchen."
  • Photos: exterior → entry → living → kitchen as the payoff.
  • Caption: "Just listed: [beds] bed, [baths] bath in [Neighborhood]. The kitchen is the one to see. Details and a full tour at the link in bio. DM me to book a showing."
  • Hashtags: #JustListed #[City]RealEstate #NewListing #HomeForSale

2. Three things I love about this home

  • Hook: "3 things I love about [Street name]."
  • Photos: one photo per feature, with a number on screen (1, 2, 3).
  • Caption: "Three reasons [address] stands out: [feature 1], [feature 2], [feature 3]. Which one sells it for you? Showings start [date]."
  • Hashtags: #JustListed #[City]Homes #RealEstateReels #HouseHunting

A 30-day posting plan: 6–8 reels per listing

This is a suggested schedule, not a benchmark. Adjust it to how long your listings usually take.

WeekStageReelsIdeas to use
Week 1Just Listed2#1 on launch day, #2 or #3 a few days later
Week 1–2Open House2#5 or #6 before, #8 on the day
Week 2–3Second wave1–2#4 or #10 (if the price changes, #9)
Week 3–4Under Contract1#13 or #15
At closingSold1#17 or #18

That's 6–8 reels from one set of photos. Vary the photo order and the opening shot each time so the reels don't look the same.

FAQ

What are good real estate reels ideas if I don't want to be on camera? All 20 ideas above use only listing photos. Put the hook as on-screen text in the first 3 seconds.

How many reels should I post per listing? There's no set rule. A practical plan is 6–8 reels over the first 30 days, spread across the stages (see the table above).

What size should a real estate Instagram reel be? 9:16 vertical. Use 1080×1920 at 30 fps or higher, and keep text inside the safe zone.

Can I reuse the same photos for every stage? Yes. Change the order, the first shot, the on-screen text and the caption for each stage.

Do I need to disclose AI edits in my reels? In California, if you add, remove or change elements of a listing image (for example virtual staging), Business and Professions Code §10140.8 requires a disclosure and a link to the original image. Check the rules in your state and MLS. This isn't legal advice.
